Year on, residents are still requesting the CEO but No action yet against the builder

 In 2014 when Modi Government came into power, the middle class were expectinga lot from him. Then came Yogi Government and the residents were sure that they will definitely get their due now. Though the government has done a lot for the lower class and economically backward section, the lower middle class and the middle class families are still in lurch with very little impact on their plight. Seven years passed in expectations and the middle class home buyers who have invested their lifetime earnings are still waiting for their dream homes.

 

The hapless residents of Divine Meadows Sector 108 Noida are desperately looking for some help from Noida Authority. They have been requesting begging and meeting the Noida Authority officials from past so many years but have only got assurances from the officials.

Authority never took any action even when the builder defied their orders

In November the resident reminded the authority about his complaint.

However it was in December that the Noida Authority replied and claimed that they had stopped the illegal construction, but builder didn’t pay heed and completed the construction.

A letter has been sent by the work circle to the Planning and Group Housing Department on 28.12.2020 for further action against the builder.

Year on and the residents are still waiting for any action against the builder

तत्समय वर्क सर्किल द्वारा अवैध निर्माण को रूकवा दिया गया था। किन्तु बिल्डर द्वारा रात-बेरात एवं चोरी से निर्माण कार्य पूर्ण कर लिया गया है। बिल्डर के विरूद्ध अग्रिम कार्यवाही हेतु वर्क सर्किल द्वारा दिनांक 28.12.2020 को नियोजन एवं ग्रुुप हाउसिंग विभाग को पत्र प्रेषित किया गया है।

Thousands of buyers who have booked their flats years ago are still being harassed and looted by builders. There are many builders who have given possession to the flat owners but the work is still underway and they have not been able to procure OC for their projects.

 

Authority accepted that there was no increase in Area after NOC

The builder is demanding more money from the residents citing the reason that the area has increased. However when the area was measured again by Noida authority officials after the complaint, it was found that there was no increase in the area. The builder was summoned by the Noida Authority with the measurement documents but he never turned up again defying Noida authority orders. The builder was again sent a letter by the authority to be present in their office within 15 days but again there was no information

The residents of Divine Meadows are running from pillar to post for justice but of no use.

However they are still hopeful that Noida Authority will listen to their demands and take action against the wrong deeds of the builder

After running from pillar to post with no resolution, Residents of Divine Meadows Sector 108 feeling helpless as their grievances against builder have fell into the deaf ears

The residents are living in a building which is still incomplete. The possession was given by the builder few years ago without acquiring Occupation Certificate. The buyers are not the legal owners yet and are still waiting for their flats to get registered despite paying complete amount to the builder. Most of them have also got a NOC from the builder after paying the entire amount.

The residents have been running from one department to another with their grievance against the builder but in vain.

They have approached the police on numerous occasions, approached Noida Authority, MLA, MP, DM and many other officials but till date have got no respite but only assurances. Consumer Forum has already taken 3 years to arrive at a conclusion.

The residents are now feeling helpless and thinking what can they do and whom they should approach for their problems.

With no other medium left for them the wretched buyers have took to twitter anticipating some solution from the authorities.

Many families are living in partially completed projects without completion certificate have to deal with day to day life threats. The open electric wires, under-construction work, no fire fighting systems, no proper security, no garbage management and many other issues with which the buyers have to deal with on daily basis.

One such project is Divine Meadows, located in sector 108 Noida. There is an everyday suffering for the 400 odd families living in this housing society built by Divine India Infrastructure Pvt Ltd. Around 1500 people residing in this highrise building are struggling due to non availability of water.

The residents have been requesting the builder to arrange adequate water supply to the residents but the request has turned on deaf ears. How can residents survive with few tankers containing just a few thousand litres of water per day?

THE BUILDER HAS COMMUNICATED THAT IT WOULD BE DIIFICULT TO ARRANGE WATER THROUGH TANKERS

As informed by Noida Authority and Newspapers, there will be acute shortage of water in Noida, Due to which arrangement of sufficient water through tankers will also be difficult. We request all residents to cooperate and use water wisely.

@rituias2003 GM.. Ma'am, Soceity Divine Meadows Sector 108 is going through lot of issues like water supply, electricity supply, builder is not leaving Maintenance and charging fees through prepaid meter for water and electricity both..whereas we dont receive both..seeking help.

Helpless Middle Class Home Buyers are still at the mercy of the Builders - Hapless Residents called cops to resolve the issues

• Management of Divine Meadows sector 108 forcefully locked the gate, called bouncers to deny entry exit to the residents

• Residents of Prateek Wisteria in sector 77 protested against the hike in maintenance charges called the police

The residents of Divine Meadows sector 108 were denied the access to one gate through the club by the builder. The gate had been closed by the builder for over 2 months citing some construction work. The residents told that this was an excuse by the builder and no such repair or construction took place for 2 months. 

The residents when asked the management to open the gate they refused to do so and instead called around 8 bouncers who stood guard the gate and stopped the residents for using that gate

The buyers of Divine Meadows society located in sector 108 had to call the Police on September 3, when the management had called the bouncers who threatened the residents when they tried to open the gate

This is the gate where most of the school buses drop the kids. Due to the forceful closure of this gate by the management few months ago, the kids had to walk around half a km to reach their homes be it scorching summer heat or heavy rains these days.

The Noida Police has assured the residents that the gate will remain open and the residents will not face any problem now onward.

On the same day Prateek Wisteria had to call the Police to resolve the maintenance issues with the builder. The maintenance charge have been increased from 2.70/Sqft to 3.25/Sq feet by simply pasting a notice on the board. After the police came the builder has assured the residents that they will review the hike and get back to residents after 15 days. According to the residents The builder is also not willing to handover the maintenance to the apartment owners

The Police did a good job and tried to resolve the issues of the residents here but the question is will these builders comply to what police says?? Do they follow the norms set by the governments?? Do these builders fear law??

The builder's men had promised Dr Mahesh Sharma, the honorable union minister that the gate will be opened within few days. However it fell into the deaf years of the builder.

As per the govt. norms, Genset chimney must be higher than the height of the building. However, in case of Divine Meadows no such rules have been followed. Residents are forced to inhale the toxic smoke which is causing serious health related problems in the children and elderly people and they are falling ill very frequently.

Dr Mahesh Sharma had given 7 days to the builder to comply with the environmental norms even then the builder here also did not bother to install chimneys

Below are just a few news cuttings out of the millions where our leaders courts have warned them to abide by the law. But despite all these news and actions by our administrations we don't see any improvement.

FIRs were lodged against them, courts and UP CM has warned these builders so many time but there is no respite to the buyers.

Is this because now the politics is only meant for the Dalits and Minorities? The governments will only work for a votebank? What is the fault of the middle class tax payers?? Are they ignored because these people are law abiding citizens, pay their taxes, do not create ruckus on the streets or roads. It is high time that governments listen to the plight of the salaried middle class who are the highest contributors to the exchequer.
